Single Family Acquisition and Rehabilitation - Deep Fork Community Action Foundation, Inc. (DFCAF) will buy and rehabilitate houses and then rent them to eligible individuals/families. DFCAF, through this program, helps to restore the communities in the four county area (Hughes, McIntosh, Okfuskee, and Okmulgee) and provide quality, affordable houses for eligible individuals/families. Single-Family Acquisition and Rehabilitation is to successfully acquire, rehabilitate and rent single-family homes to low and very low income households.
Ten percent (10%) of single family Acquisition and Rehabilitation rentals will serve a Special Needs population such as: • Homeless • Persons with mental or physical disabilities • Military veterans • Youth aging out of foster care.
DFCAF installs health and safety and energy efficient items such as: Carbon Monoxide and Smoke detectors, Energy Star qualified windows with Low E glass, LED lighting, and insulation (each grant outlines the special conditions).
Multifamily Acquisition and Rehabilitation - DFCAF multifamily acquisition and rehabilitation properties that have been developed using HOME funds are subject to specific rules designed to ensure that they remain affordable to low and very low income households throughout the required period of affordability.
DFCAF maintains compliance with the HOME requirements associated with the use of HOME funds in multifamily properties. The Senior Duplexes in Henryetta has two completed multifamily rehabilitation units and 2 units in process. Low-Income Housing Tax Credit (LIHTC) - Property receiving funding in part through the Low Income Housing Tax Credit program, a certain number of units are set aside for lower income households and caps on the rent limit.
